The Role: Reporting to the Director of Finance and Administration, Bard College at Simon’s Rock seeks an energetic, resourceful, and hands-on Maintenance Supervisor for the Physical Plant. The department provides critical support across a 270-acre residential campus with 36 buildings including an arts building with a 300-person theater and various arts studios and workshops; a science building with multiple laboratories; a fitness center with a swimming pool; pump houses and generators; as well as multiple administrative and residential buildings. This leadership position ensures that the campus physical plant operates at maximum efficiency by managing preventative and as-needed maintenance of all building systems (mechanical, electrical, HVAC, etc), as well as maintaining the College’s automotive vehicles. The Maintenance Supervisor works closely with all campus constituencies, as well as external vendors, and coordinates, supervises, and leads the maintenance and grounds staff. We seek a community-minded, team-oriented person, who has experience working with diverse communities and colleagues, to help develop and foster an inclusive and welcoming campus climate that allows young students to flourish.

Primary Responsibilities:

  • Supervise the planning, organizing, scheduling, and directs the activities of general facility building maintenance and repair operations, including routine, preventative, deferred, and as needed maintenance of all facility systems (mechanical, electrical, climate control, fire/life safety, plumbing, and waste management);
  • Supervises the routine, preventative, and as-needed vehicle maintenance of the College vehicles;
  • Supervises the maintenance and upkeep of the grounds;
  • Supervise a team of maintenance staff including assigning workload, hiring, training, and supervising, and managing work hours/timecards;
  • Evaluate functionality and reliability of facility systems and associated equipment, and identify problems and improvements needed;
  • Perform or approve in-house repairs, by skilled personnel, when possible and appropriate;
  • Supervise, and perform the semi-skilled and skilled building trade duties including carpentry, remodeling, painting, plumbing, electrical, roofing, and a variety of other building maintenance work;
  • Communicate, coordinate, and manage outside vendors, including researching and obtaining quotes for services and other facility needs; manage invoices, contracts, and service agreements;
  • Supervise trades personnel during installations, repairs, or maintenance (electricians, plumbers, etc);
  • Maintain all inventory and equipment, and ensure proper storage;
  • Participate in the coordination of major campus projects, such as renovations or new construction;
  • Administer the department budget, review and submit invoices for payment, manage the department’s College credit card, and track expenses to remain within the approved budget
  • Serve as liaison with local, state, and federal agencies regarding issues pertaining to building services and fire safety; ensures compliance with regulatory requirements (e.g. HAZMAT, ADA, OSHA);
  • Oversee compliance, maintenance, operation, and routine evaluation of fire and other safety and protection systems for the College, including the storage, disposal, and safety protocols for chemicals and equipment in science laboratories;
  • Organize the Physical Plant support services for departments, offices, academic spaces, special events (e.g. commencement), and summer programs;
  • Operate and maintain College equipment and tools;
  • Responsibly handle facilities-related after-hours calls for repair and maintenance, as well as coordinating the response to inclement weather or emergencies as appropriate;
  • Through attendance at professional meetings and by other means proactively remains abreast of current and best practices, and apprises the campus of recent developments in facilities operations and support;
  • Comply with all health and safety regulations and practices onsite.

Required Education and Experience

  • A Bachelor’s degree in Engineering, Facility or Construction Management, a related degree, or an equivalent combination of training or education and work experience (including specialty in a trade);
  • At least 2 years of experience as a maintenance supervisor or a similar role is required, with prior facility management experience at an educational institution strongly preferred. 

Required Licenses/Certifications

  • Must have reliable transportation and possess and maintain a valid driver’s license including proof of personal vehicle insurance coverage;
  • Professional certifications (e.g. CMRP or HVAC) are preferred;

Required Qualifications

  • Strong leadership skills and a willingness and capacity to work actively in the field while managing personnel is required;
  • Demonstrated knowledge of and experience managing building trades (HVAC, plumbing, electrical);
  • Knowledge of procedures, equipment, tools, and materials associated with the construction, repair, and maintenance of campus facilities;
  • Experienced operator of vehicles including front-end loaders, backhoes, forklifts, and snow removal equipment;
  • Familiarity with computer maintenance management systems is strongly preferred;
  • Solid understanding of health and safety regulations and practices;
  • Effective budgeting and performance management;
  • Knowledge of engineering and architectural drawings and specifications, as well as building codes and safety standards and regulations;
  • Highly developed organizational and task management skills are vital;
  • Strong decision-making and problem-solving skills;
  • Experience with Microsoft Office suite, Asset Essentials (or similar work order management system), Google suite, databases, and the internet;
  • Good written and verbal communication and interpersonal skills;
  • Ability to provide services, and ensure that vendor services are rendered, in a manner consistent with College policies;
  • Ability to foster a responsive and customer-service orientation within the department;
  • Ability to establish and maintain effective working relationships with administrators, faculty, staff, vendors, contractors, and other stakeholders;

Physical, Mental, and Environmental Requirements

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is regularly required to:

  • Work is typically performed in an office, warehouse, campus building, and outdoors year-round in a New England climate
  • Move throughout grounds and buildings to perform a wide range of job tasks.
  • Carry out work in a variety of different settings such under/on equipment, small or restrictive spaces, hot and/or noisy equipment rooms, outside on roofs, etc.
  • Access facility spaces via ladders, scaffolding, stairs, or ramps in order to perform a wide range of job tasks.
  • The work consists of varied management, supervisory, and technical duties.
  • Perform work under pressure with frequent interruptions.
  • Regularly stoop, lift, carry, and balance objects weighing up to 50 pounds.
  • Inspect indoor and outdoor sites to detect and abate safety concerns.
  • Prioritize and multi-task work and projects for yourself and staff, requiring good memory, concentration, and analytical thinking.
  • Regularly perform the safe operation of a vehicle, facility equipment, hand tools and power tools, and office equipment.
  • Frequently work in a team environment or alone, with the ability to easily switch between collaborative and solo work.
  • Provide leadership and guidance for a diverse staff with an ability to communicate cross functionally through different mediums (email, in-person, radio, phone).
